When it comes to buying or selling a home, most people know exactly where to start – find the right real estate agent. Though this is the standard in real estate, it is often very difficult to find an agent that is a good fit for your specific needs. So, where do you start?

Should the gender of a real estate agent be something you consider before hiring him or her? According to some interesting research done by Zillow, the nation’s number one real estate website, if you are looking to buy a home, a female real estate agent would be better suited for you. The female agent may be more inclined to negotiate and close the deal quicker. Conversely, a male real estate agent may be a better fit for selling your home because he will be more bent on selling the house at the original asking price.

Could this be true across the board? We don’t think so. While research is an effective means of determining trends and effects, there are always exceptions to the recorded outcome. There may be female agents who are the top sellers in the country and male agents who are the ultimate buyers.

Nevertheless, here are some surefire ways to find the right Realtor® for you:

  1. Talk to recent clients: Talk to the people who have previously used this Realtor and find out exactly what they liked and disliked about him or her. Ask about the asking price and selling price of previous homes they have sold or bought for their clients and find out about their specialties. Do they know the area very well? Are they knowledgeable about real estate? Do they listen to what you are looking for and stick to your budget? Customer satisfaction is the key to a successful real estate experience, and the only people who have this kind of information are previous clients.
  2. Pick the best of the best: There are certain awards and accolades that Realtors can achieve which make them more credible and qualified to work with you. For instance, we are a One Sotheby’s top producing team and are in the top one percent of realtors! Having a Realtor that is not only licensed but also prestigious and distinguished can be the greatest asset to buying or selling a home. You know that they’re good because they’ve been recognized for their hard work and great service.
  3. Do your research:Most real estate agents have a website where you can read information about them, their credentials, how long they’ve been in business, the homes they’ve recently sold, which areas they are most familiar with, and what types of homes they usually buy or sell. This is a great way to determine if the realtor is specialized in the kind of home you’re looking for and if they’re qualified to work with you. In addition, all of the current listings will be on their website for you to view, which can give you even more insight about them. An interesting interview with Spencer Rascoff, the CEO of the nation’s number one real estate website, Zillow, recently caught our attention. Traditionally, spring is considered to be the best time to sell, specifically during mid-March to mid-April.

However, with the internet now becoming the hub where millions of people do their research for potential homes, Rascoff suggests that homeowners wait to list their houses until after the initial flood of spring listings. This indicates that late April and the following months offer the best timing when it comes to putting your house on the market or discovering your dream home in a very large pool of listings.

Furthermore, in Bill Cary’s Lohud article about what homeowners can to do help sell their home, he included a survey of 300 licensed real estate agents and found that the season to sell is April to June. Specifically, April was considered to be the best month.

Therefore, now is the time to sell! A report by PNC Financial Services Group included in the South Florida Business Journal determined that South Florida’s housing market is stellar at the moment. Prices for homes have increased to almost 40 percent since they crashed in 2011 as stated by the Case-Shiller index.

The South Florida housing market has become stronger than it has been in years, and if you’re looking to buy or sell, DND Associates is more than happy to assist you. As a One Sotheby’s International Realty top producing team in the top one percent of realtors, we can help you find your ideal luxury home in Fort Lauderdale’s finest areas by the sea. And from what we’ve gathered, now is the best time to do it!
